Building Permits
The Town of Arcola requires building permits for most types of construction, demolition, or renovation projects. Building permits help ensure that all work meets safety standards and follow provincial legislation under The Uniform Building and Accessibility Standards Act.
When Do I Need a Building Permit?
A permit is required whenever work regulated by the Act and Regulations is to be undertaken, including:
- 
Constructing a new building (residential, commercial, or accessory building)
 - 
Renovating, altering, or repairing an existing building
 - 
Adding an addition
 - 
Moving or relocating a building
 - 
Demolishing a building
 - 
Garages, decks, and sheds over 100 square feet
 
Exemption: Buildings under 100 square feet do not require a permit.
How to Apply
To apply for a building permit, you must submit:
- 
A completed Application for Building Permit (Form A)
 - 
Two sets of plans and specifications for the proposed work (unless otherwise approved)
 - 
The required permit fees (see fee schedule below)
 
Important: Once an application is submitted, it is reviewed by Town Council, who make the final decision to approve or deny the permit.
Applications and forms are available from the Town Office.
Fees
Permit fees are based on the value of construction and include administration, plan review, and inspection fees.
- 
Administration Fee: $25.00
 - 
Plan Review Fee: minimum $85.00 (calculated per $1,000 of construction value)
 - 
Inspection Fees: based on the value of construction (starting at $190 per inspection)
 
Demolition or removal permits require:
- 
Permit fee: $25.00
 - 
Refundable deposit:
- 
$750 for one- or two-unit dwellings
 - 
$1,000 for all other buildings
 
 - 
 
The deposit will be returned if the site is restored to a safe and satisfactory condition.
Permit Expiry
- 
Permits expire 6 months from the date of issue if work has not started.
 - 
If work is suspended for more than 6 months, the permit also expires (unless an extension has been approved in writing).

Building Inspections – Municode Services Ltd.
The Town of Arcola contracts Municode Services Ltd. to provide professional building inspection services. Municode works with the Town to ensure that all building projects meet the requirements of the National Building Code of Canada and The Uniform Building and Accessibility Standards Act.
What Municode Does:
- 
Reviews building plans and specifications for compliance with building codes and safety standards
 - 
Conducts site inspections at different stages of construction (foundation, framing, final, etc.)
 - 
Provides reports and recommendations to ensure compliance
 - 
Works with property owners, contractors, and the Town to resolve building code concerns
 
What You Can Expect as an Applicant:
- 
After submitting your application, Council must approve the permit before work begins
 - 
You must contact Municode to arrange for required inspections as your project progresses
 - 
Inspections must be completed at all key stages before work continues
 - 
Any deficiencies noted by Municode must be corrected to meet code requirements before occupancy is approved
